Building with sustainability – a green office property

The smarthouse in Munich, an office property with space for retail, restaurants and services, is a perfect example of modern, forward-looking construction. The smarthouse has been awarded a preliminary gold certificate by the German Sustainable Building Council (Deutsche Gesellschaft für Nachhaltiges Bauen - DGNB) and the Green Building Label by the German Energy Agency (Deutsche Energieagentur - dena) for its sustainability.

The building’s vertical structuring and colourful accents give it a dynamic look despite its size, with a rentable floor area of 22,000 m². This effect is supported by different claddings. The building surrounds two inner courtyards, one of which is open to the public. On the ground floor, there are commercial retail and gastronomy spaces and a kindergarten. Ranging from individual offices through to open plan suites, the smarthouse offers space for different types of offices over six floors. The office complex can be entered through six separate entrances, providing six separate office addresses.

The smarthouse’s entire planning and implementation is characterised by a holistic approach, which is reflected in the choice of construction materials and the use of environmentally friendly technology. An automatic control system regulates lighting depending on the time of day, for example, so additional, artificial light is only necessary at certain hours. Ground water is used to control the temperatures in office spaces, providing cooling or heating through the ceilings as required. An energy efficient facade ensures that temperatures in the building remain constant. The smarthouse is equipped with JUNG‘s classic LS 990 range of switches in white.
